Age:

The age of the roof definitely matters. With time the roof starts to lose it color, sustainability and strength. Study shows an average roof life-span is from 20 to 25 years. If your roof has a single layer of shingles, then it may last even shorter than 20 years. Roof Shingles Curling and Buckling:

Look for curled and buckled shingles. If you find any shingles that are in buckling and curling condition, it is a sign that you need to repair or get a new roof. If you see any buckled shingles; do not wait, call a professional and let them do their job.

Chimney Flashings:

This is one of the highly concerned places in the house. Do not take this place for granted. Check what your flashing system is made of. Cemented or tarred chimney flashings do not last for a long time. It is best to use long term water tight fitting system that has a metal flashing design. That way it would last longer.

Check the Gutter for Shingles Granules:

The color of the shingles on the roof is another sign. Inconsistent color is another sign that they are decaying.
